An automated home value or price-per-square-foot calculation can be a useful starting point, but it does not know that one home has a new roof, another needs extensive updating, one backs to a busy road, or another has been completely remodeled.

I prepare a market analysis using recent comparable sales, active competition, condition, location, improvements, market activity and the features that make your property different.

The objective isn’t simply to put the highest possible number on the house. It is to determine a price and marketing strategy that gives you the best opportunity to attract qualified buyers and negotiate a successful sale.

My listing services can include professional photography, MLS marketing, online exposure, property-specific marketing, showing coordination, buyer feedback, open houses when appropriate, offer analysis, contract negotiation and regular communication throughout the transaction.

Understanding Pasadena Homes

One of the advantages of an established community is variety. It also means two houses with similar square footage can be very different.

A remodeled home with updated mechanical systems may deserve a substantially different value than a nearby property needing a roof, foundation work, HVAC replacement, plumbing repairs or major cosmetic improvements.

This is where experience matters. Before making an offer or recommending a listing price, I want to understand the property itself, not simply what a computer says it should be worth.

Flooding, Drainage and Insurance

Flood risk deserves attention when buying property anywhere in the Houston area, including Pasadena.

A property’s flood zone is only one part of the investigation. Buyers should also consider available flood history, drainage around the property, elevation information when applicable, previous claims or disclosures, and the availability and cost of insurance.

The goal isn’t to automatically eliminate a property because of a particular concern. It is to identify the concern, obtain reliable information and understand the risk before making the decision.

Inspections Matter

I strongly encourage buyers to understand the condition of a property before the end of their inspection period.

A good inspection can identify issues that weren’t obvious during a showing. Depending on the findings, additional evaluation by a roofer, plumber, HVAC contractor, structural engineer, electrician, mold specialist or other qualified professional may be appropriate.

An inspection isn’t simply a list of things to ask the seller to repair. It is information that helps you decide whether the property and the negotiated price still make sense.

Making an Offer

The best offer isn’t always the highest offer.

Price matters, but so do financing, seller-paid expenses, option periods, earnest money, closing date, appraisal considerations, repairs, non-realty items and other terms.

Before submitting an offer, I help my buyers understand how those pieces work together. For sellers, I use the same approach when evaluating an offer. A higher offer with substantial seller concessions may actually be weaker than a lower offer with cleaner terms.

The number at the top of the contract doesn’t always tell the whole story.
