The Katy housing market extends far beyond the incorporated City of Katy. A property with a Katy mailing address may be located in Harris, Fort Bend or Waller County and may have different schools, taxes, utilities, MUD obligations, flood considerations and commute patterns. That makes the exact address more important than the word “Katy” in a listing.
City of Katy versus the greater Katy area
The incorporated City of Katy is only one part of the broader area commonly marketed as Katy. The larger Katy mailing area includes numerous planned communities and subdivisions on both sides of Interstate 10 and along corridors such as the Grand Parkway, Westpark Tollway, FM 1463 and nearby regional roads.
This distinction can affect public services, taxes, permits, utility providers and commute choices. Two homes a few miles apart may have different jurisdictions and ownership costs even when both use a Katy mailing address.

Cinco Ranch
A large master-planned community with multiple sections, varied construction periods and extensive amenities. Home age, tax rate, HOA details, lot setting and access to major roads can differ across the community, so evaluate the specific section and property.
Grand Lakes and Seven Meadows
Established planned communities in the south Katy market with a range of home sizes and community features. Compare each property’s condition, HOA documents, tax jurisdictions, nearby road access and any lake or drainage considerations.
Firethorne and Falcon Ranch
Communities commonly considered by buyers looking along the west and southwest Katy corridors. Review the exact county, school assignment, MUD, tax rate, HOA and travel route because these details can change across the broader area.
Cane Island
A newer master-planned community near the west side of Katy with varied builders, home styles and amenity offerings. Compare construction stage, builder warranties, tax rate, HOA costs and access to Interstate 10.
Elyson
A growing master-planned community in the northwest Katy area. Buyers should compare builders, lot locations, construction timelines, current and future road access, tax obligations and travel time to regular destinations.
Tamarron, Jordan Ranch and the western growth corridor
These and other newer communities west and southwest of Katy offer expanding new-construction choices. A Katy mailing address may not mean the property is within Katy city limits or Katy ISD. Verify the county, district, taxes, utilities and commute from the exact address.
Established north and east Katy neighborhoods
Buyers can find older subdivisions, mature landscaping and a broad range of price points closer to established retail and commuting routes. Review roof, HVAC, plumbing, foundation performance, prior improvements, drainage and insurance history.
MUDs, HOAs and property taxes
Many Katy-area communities use municipal utility districts or other special districts to fund water, sewer and infrastructure. A MUD can be an ordinary part of suburban development, but its tax rate and debt affect the total cost of ownership. HOA dues, transfer fees and community rules also vary.
Compare homes using the full estimated monthly payment, not price alone. Review the current tax record, exemptions, MUD or special-district information, HOA documents and insurance quotes before the appropriate contract deadlines.
Commute and mobility considerations
Katy-area travel can depend heavily on the time of day and proximity to Interstate 10, the Grand Parkway or Westpark Tollway. A property that appears close on a map may require additional neighborhood or feeder-road travel. Test the route during the hours you expect to commute and account for tolls, school traffic, construction and alternate routes.
New construction versus resale
Newer communities may offer modern layouts, energy features, amenities and builder warranties. Established neighborhoods may offer mature landscaping, completed infrastructure and a longer record of ownership costs. Both require careful review. New construction benefits from an independent inspection, while resale homes may require focused evaluation of major systems and past repairs.
